Scan to BIM Services That Deliver Reality-Based Digital Models
Scan to BIM services help architects, engineers, and construction teams create accurate digital representations of existing buildings based on real-world conditions. By combining high-density 3D laser scanning with expert modeling, we deliver intelligent BIM models that support better planning, coordination, and construction decisions.

What is Scan to BIM?
Scan to BIM is the process of converting 3D laser scan point cloud data into a structured Building Information Model using software such as Autodesk Revit. It’s widely used across architecture, engineering, construction, and facility management to document existing conditions and improve project accuracy, efficiency, and collaboration.
TrueScan’s Scan to BIM Process
Data Capture
Our process always starts with 3D scanning, never a tape measure. If you already have a point cloud, we’ll work with that too; just send it over and we’ll take it from there!
Data Processing
Scan data is registered and cleaned into a precise, georeferenced point cloud. That point cloud becomes the single source of truth for every element in your model, eliminating any guesswork.
BIM Model Creation
Our veteran BIM technicians build the model directly from the point cloud at your specified Level of Development. Walls, floors, ceilings, structure, and MEP systems are all traced from real measurements. Need the model in software other than Revit? We also work in Catia, Tekla, Rhino, and others.
Quality Assurance
The completed model is checked against the point cloud for dimensional accuracy and LOD compliance.
Delivery & Support
Final model files and supporting documentation are delivered digitally. Need training on how to use the model? We’ll make sure your team can design and build in the most efficient way possible from day one.
Benefits of Scan to BIM
Discover Unknowns
Reveal hidden conditions, undocumented changes, and spatial conflicts early with a complete, scan-based model.
Reduce Change Orders
Design from accurate existing conditions, eliminating measurement errors and costly surprises before construction begins.
Maintain Project Schedules
Turn challenging spaces into clean, buildable models.
Simplify Complex Environments
Provide architects, engineers, contractors, and owners with a shared, data-driven view of existing conditions.
Manage Project Risk
Resolve issues in the model, not in the field, reducing risk, avoiding rework, and improving project outcomes.
Who Uses Scan to BIM?
Architects
Architects use Scan to BIM to document existing conditions and ensure new designs align accurately with real-world dimensions.
Developers
Developers use Scan to BIM to support due diligence, evaluate existing conditions, and guide design and construction decisions.
Engineers
Engineers rely on BIM models to analyze existing systems, coordinate disciplines, and reduce conflicts before construction begins.
Facility Managers
Facility managers use BIM models to maintain accurate building documentation for operations, maintenance, and future renovations.
General Contractors
General contractors use Scan to BIM to plan construction, verify field conditions, and minimize clashes between design and reality.
Cost of Scan to BIM
TrueScan Scan to BIM projects typically range from $4,000 to $12,000+, depending on building size and complexity, Level of Development (LOD) required, MEP scope, and site access conditions.
Timeline
Most TrueScan Scan to BIM projects are completed within 2 to 6 weeks from site mobilization to final model delivery. Larger or more complex projects with extensive MEP modeling may require additional time. We’ll provide a specific timeline with your proposal.
